The story of Nashville is not dissimilar to other post-pandemic growth markets such as Miami and Austin. Driven by warmer climates and friendly tax policies, these metro areas saw an influx of relocations of both businesses and their workforces in recent years.
In 2022, among metro areas with at least one million people, Nashville ranked 10th highest in population growth and second highest in GDP growth when adjusted for inflation. Already home to a thriving healthcare industry, the market is also attracting the likes of Amazon and Oracle to make Nashville their regional hubs, promising thousands of jobs and investing billions in commercial real estate developments.
