The adoption of building information modeling, or BIM, on construction projects has increased substantially in recent years. BIM, a collaborative, three-dimensional building modeling platform, promises to bridge the gap between design and construction while conveying a distinct competitive advantage to those who use it well. These three-dimensional models, often elegant in form and reminiscent of something Issac Asimov might have imagined, have broad appeal—especially to owners on complex construction projects who have come to expect integrated project delivery.
Through the use of the BIM model, collaboration between designer and contractor reveals construction clashes early on, especially in the area of mechanical, electrical and plumbing (MEP) coordination. The hope is for an end result that saves time and costs for all involved (with fewer change orders). BIM enables users to measure, calculate and improve energy efficiency in a particular structure and, accordingly, rectify deficiencies as they relate to specific designs. For sustainability-minded owners, BIM can model light, energy and HVAC performance so that buildings can be designed with less impact on the environment. In addition, depending upon the requested level of detail in the BIM model, an owner can utilize BIM to assist with facilities maintenance post-completion.
