A Miami-Dade County-based freight shipping and trucking company has leased more than 15 percent of the space at a sprawling Hialeah Gardens industrial complex.

Pro Intermodal leased 104,616 square feet at the Miami Industrial Logistics Center. The lease value and duration were not disclosed.

Cushman & Wakefield executive director Wayne Ramoski and director Gian Rodriguez represented property owner Duke Realty in the negotiations for the long-term lease.

The Miami Industrial Logistics Center has three buildings. Miami Industrial Logistics Center I at 15002 NW 107th Ave. is 209,232 square feet. The 211,757-square-foot Miami Industrial Logistics Center II is at 14802 NW 107th Ave. adjacent to the first building. And the 255,846-square-foot Miami Industrial Logistics Center III is at 10701 NW 140th St. south of the other two buildings.

Pro Intermodal leased half of the Miami Industrial Logistics Center I. Building features include a 180-foot fenced truck court shared with its neighbor, 32-foot clear heights, a 60-foot staging bay and LED lighting.

Pro Intermodal's space also has 2,500 square feet of spec office space—something that helped facilitate the transaction, according to Cushman & Wakefield.

“We were able to make this deal happen so quickly because of the previously constructed spec office and Duke's ability to deliver the space within Pro Intermodal's truncated timetable,” Rodriguez said in an emailed media release.

Rodriguez and Ramoski previously secured a different lease on behalf of Duke Realty at the industrial complex.

Duke Realty acquired the buildings in April from Bridge Development Partners.
