A 1.72-acre site in Miami's trendy Wynwood neighborhood is for sale without an asking price and expected to bring top dollar.

The assemblage in the internationally known warehouse arts district is on the southeast corner of Northwest 25th Street and Second Avenue, except for one lot on the northeast corner of the intersection.

The William & Doris Friedopfer Trusts own the properties, according to Cushman & Wakefield, which is marketing the property. Some of the lots are vacant, but others have structures, including Brazilian artist Romero Britto's studio and gallery.

Collectively, the lots had a 2017 market value of about $25.2 million, including the buildings, according to the Miami-Dade County property appraiser's office.

The site, which is dubbed Strada at Wynwood, is across the street from specialty coffee roaster Panther Coffee and a block southeast of the outdoor street art and graffiti museum Wynwood Walls.

There are three buildings on the site, two warehouses totaling 31,017 square feet and a 4,450-square-foot retail building, according to Cushman & Wakefield.

The site offers development potential for more than 540,000 square feet, including as many as 259 residential units, shops, restaurants and offices, according to Cushman & Wakefield.

The land is comprised of eight lots at 2421, 2431 and 2455 NW Second Ave.; 146 and 172 NW 25 St.; and 159 and 169 NW 24th St. The last one, 153 NW 25th St., is north of Northwest 25th Street and east of Second Avenue.

Other projects are being developed nearby, including the apartment and retail building Wynwood 25, The Wynwood Garage with retail space, retail project Wynwood Walk, and office and retail development Cube Wynwood.
