A financial services company is moving to a Miramar headquarters it bought for $29 million in a deal speaking to the organic growth of South Florida-based companies and the financial sector in particular.
The region has worked hard but failed to attract corporate offices on the scale of Amazon, but it's a hotbed for the expansion of companies based here. South Florida also is doing well with financial company moves from the Northeast and the expansion of existing companies.
Bankers Healthcare Group LLC, now in Davie, bought a six-story, high-profile office building at 3700 Lakeside Drive from Miami Beach-based MFC 3700 Investors LLC on March 2, according to the Broward County Property Appraiser's office. The 130,000-square-foot building sits on 12.5 acres southeast of Interstate 75 and Miramar Parkway.
Founded in 2001 mainly to serve health care professionals, Bankers Healthcare plans to move to its larger quarters in October after paying $223 a square foot.
The company outgrew its space, and the relocation will accommodate business and staff growth, Eric Castro, Bankers co-founder, said in a news release.
The company, which expects to add nearly 130 staff members by next year, will occupy the first three floors of its Miramar building, and existing tenants will remain on the upper floors.
Butters Realty & Management represented Bankers Healthcare and scouted multiple listed properties but couldn't the right fit. They homed in on the off-market Miramar building because it aligned well with Bankers' needs.
"We had to find a location close to BHG's existing Davie facility with high-quality corporate infrastructure that could be renovated and occupied quickly enough to meet the company's brisk growth trajectory," Molly McDonough, Butters senior vice president, said in a news release.
McDonough worked with Butters executive vice president Darcie Lunsford to close the deal.
Bankers is now west of Nob Hill Road at 10234 W. State Road 84 in a property listed in property records at 39,043 square feet. The company plans to remodel its new building. Once it moves, it will lease its Davie property.
The Miramar property is close to the Miami-Dade-Broward county line and about a 25-mile drive to the Miami International and Fort Lauderdale-Hollywood International airports.
The site includes a 700-car parking and amenities aimed to promote work-life balance, including a gym with personal trainers, meditation room where employees can do yoga, a cafe with an on-site chef and massage room.
"We founded our company's corporate headquarters in South Florida nearly 20 years ago, and we're thrilled to continue our growth here," Castro said.
