Miami River District Mixed-Use Project Begins Office Leasing
River Landing Shops & Residences on the north side of the Miami River is betting on demand from nearby Health District and Civic Center.

The 135,000-square-foot office space at the Miami River District's mixed-use River Landing Shops & Residences is up for grabs.
Coral Gables-based developer Urban-X Group scaled back the planned retail space a year ago in favor of offices, betting on demand from companies tied to the neighboring Health District and Civic Center employment hubs.
River Landing is on the north side of the Miami River minutes from a cluster of major hospitals — Jackson Memorial Hospital, the University of Miami Health System, Sylvester Comprehensive Cancer Center, Bascom Palmer Eye Institute and the Miami VA Healthcare System. The Civic Center includes the Richard E. Gerstein Justice Building courthouse and the state attorney's office.
Colliers International's Stephen Rutchik is executive managing director of office services at Colliers International Florida and part of the River Landing office-leasing team. He is working with office services director Tom Farmer and office services senior associate Tyler de la Pena, all in Miami.
Office leasing is launching as the coronavirus pandemic rages across Miami-Dade County, which has the highest number of cases in the state, and with employees working from home.
It's unclear when most workers will return to office settings or if remote work will reduce office needs, but health care is an exception to the work-from-home trend.
The River Landing office space will offer open floor plans allowing tenants to design their space with social distancing in mind. The area is starved for office space with a zero vacancy rate.
The offices will have floor-to-ceiling impact windows, and employees can gather at a 17,000-square-foot outdoor plaza and visit an 850-foot waterfront linear park.
Urban-X also plans to offer tenants connectivity to downtown and beyond by providing a water taxi and shuttles to Metrorail train stations.
Th 2.2 million-square-foot River Landing, to be completed later this year, sits on 8.14 acres site at 1400 NW N. River Drive, former home of the Mahi Shrine Auditorium.
The development will include 528 multifamily units with market-rate rents, more than 2,000 parking spaces and 345,000 square feet of retail.
The retail is more than 70% pre-leased with tenants ready to open in August. They include Publix Super Markets Inc., AT&T, Old Navy, Chick-Fil-A and Hobby Lobby and off-price department stores Burlington, TJ Maxx and Ross Dress For Less.
The retail portion includes 25,500 square feet of waterfront dining.
Coralee Penabad, co-founder of Urban-X, in a statement touted the project's central location to the Health District and downtown as well as Miami's Overtown and Little Havana as well as growing Allapattah.
"River Landing has become a catalyst of change and a hub of activity," she said.
