Having the right insurance is vital to the financial health of any homeowner’s association or condo association. Especially since the building collapse in Surfside last June, the insurance industry is taking a close look at what it will cover and under what circumstances. Despite the importance of obtaining appropriate insurance coverage, some do not understand how the process works or pay enough attention to changes—and potential changes—in the market.

As I write this article, the insurance market is changing to the point that Florida Gov. Ron DeSantis recently called for a special session on insurance availability. It surprises me that all industries within Florida are not giving the level of attention they should to this insurance crisis. As a property management company, we have known for many years that if we worked closely with the association’s insurance representative, as well as provided all necessary information, this would ease the insurance carrier’s concerns and would likely be reflected in the form of reasonable insurance premiums.
