Florida’s new law for the expedited removal of unauthorized occupants (commonly referred to as “squatters”) took effect on Monday. This recently enacted legislation will provide Florida homeowners with new and expedited options for removing unauthorized occupants, while enhancing statutory penalties for squatters.

Statutory Intent

Florida’s HB 621, titled “Property Rights,” was signed by Gov. Ron DeSantis this March. As of its effective date, July 1, 2024, the legislation creates a new section under Chapter 82, titled Florida Statute 82.036, “Limited alternative remedy to remove unauthorized persons from residential real property.”
