When the Oceana condo now under construction on the shores of Key Biscayne opens its doors, it could become a model for a new way of building underground parking in South Florida’s porous, sandy soil.

Consultatio Real Estate, working with Coastal Construction, is trying out the system for the luxury condo. If it works, companies will no longer have to send divers to inspect excavation sites and see if steel sheet piles are installed properly, so they stop underground water from filtering back up while digging continues.
