South Beach ACE's plan costs the public $75.6 million more than Portman-CMC, and it charges the city $8.8 million more in fees. South Beach ACE takes 19 months longer than Portman-CMC to complete the redevelopment. Its plan requires the creation of 75,000-80,000 square feet of temporary structures for meeting space, and its convention center will not be fully operational during construction. Only 70 percent of its proposed green space is easily accessible at grade compared to 95 percent of the green space in Portman-CMC's plan. And finally South Beach ACE's plan invests $0 in the arts and only $6.3 million in cultural programming.
