Special Purpose real estate is an important valuation specialty. Examples include:
Restaurants; Banquet Halls; Hotels; Marinas; Funeral Homes; Vineyards; Car Dealerships; Golf Courses; Amusement Parks; Health Clubs; Car Washes; Gas Stations; Racetracks; Sports Facilities; Power Plants; Movie Theaters; Golf Courses; Specialty Manufacturing Plants; Daycare Centers; Kennels/Pet Resorts; Schools/Charter Schools
These properties are designed and built for specific business functions and often do not lend themselves to conversion to alternate uses. And the value of real estate is dependent on the health of the business to which it is associated.
The value of the real estate, as well as the value of the business enterprise and all tangible personal property are effectively intertwined and interdependent. Thus, the valuation of both the business and the real estate requires an inter-disciplinary, as opposed to even a multi-disciplinary approach in which real estate and business appraisers work independently to value each component.
It is the revenues from the business that will pay the mortgage and maintain the property; however, the real estate value must be analyzed carefully apart from the business.
In addition to my 37 years of real estate experience, I have 10 years experience as a business appraiser and machinery/equipment appraiser. The valuation of special purpose real estate is the focus of my practice. And I am the instructor for the courses offered by the American Society of Appraisers that teach appraisers from around the country how to appraise these property types.
