SJ Berwin has cemented its ties with the Hilton Hotels Group, advising it on the sale of Edinburgh hotel The Caledonian.

Real estate partner David Ryland led the team on the £51.7m sale of the hotel to the Caledonian Operating Company. The deal is a return to Hilton for SJ Berwin, which has advised the hotel group several times in the past, but has faced strong competition for the client.

In 2005 the Hilton Group was taken over by its US arm, Hilton Hotels Corporation, in a £3.6bn deal. On that occasion, the Hilton Group turned to Slaughter and May, which is also a long-term adviser. Macfarlanes also scored its first role for Hilton Hotels Corporation.

However, last year SJ Berwin scooped two of its largest-ever instructions for the hotel chain, advising on its £382.4m sale of 15 UK hotels to offshore property fund Managed Hotels Unit Trust and on its £417m sale of two Metropole hotels in Birmingham and London.

On the current sale, Mishcon de Reya was instructed on behalf of the Caledonian Operating Company, with real estate partner Ian Paul leading the team. Corporate partners Kevin McCarthy and Ross Bryson were also brought on board. McGrigor Donald assisted on local law.

Maclay Murray & Spens advised HBOS, which backed the deal, with a team led by Edinburgh-based banking partner Chris Dun.

The Hilton Group was originally founded in 1919 by Conrad Hilton. The group now owns brands including Embassy Suites, Conrad and the Waldorf Astoria, covering more than 2,800 hotels in 76 countries.
