Law firms and other occupants of the 12 billion square feet of office building space in the United States are increasingly active participants in dialogues about energy efficiency. Motives can be related to reducing emissions of greenhouse gases as much as reducing the operating costs of your business.

The national average energy operating cost for office space is about $2 per square foot per year. The difference between the high and low is surprisingly wide, and is primarily related to the efficient operation of a building and its systems — not the local utility rates. Running an energy efficient building can save as much as $0.60 per square foot per year; an inefficient building can cost an additional $1.80, or more, per square foot per year. (These numbers are controlled for utility cost variations, regional weather conditions, and occupancy characteristics.)
