Airbnb on Thursday sued New York City and the Mayor's Office of Special Enforcement, asking a judge to prevent the city from enforcing a new law the company claims amounts to a "de facto ban" on short-term rentals set to take effect in July.

In their court papers, Airbnb calls the new requirements in Local Law 18 "extreme and oppressive" and says the demands placed on hosts will chill use and should be declared invalid and unenforceable.

The law, passed in 2021, sought to curb illegal short-term rentals by having hosts register with the NYC Mayor's Office of Special Enforcement (OSE), disclose personal information and enter into an open-ended-agreement with the city. Hosts will also have to certify they're in compliance with construction code, housing maintenance codes, and zoning and multiple dwelling laws.
