With plans under way for a new facility, United Cerebral Palsy of New York City Inc. has closed on the sale of 122 E. 23rd St. for $135 million. The Midtown South office building, located between Lexington Avenue and Park Avenue South, was acquired by an affiliate of Toll Brothers Inc.

The 75,000-square-foot East 23rd Street property has more than 103,600 square feet of unused air rights and is zoned for 180,000 square feet of residential development. The deal, which was under contract for 18 months, required approval from several state entities.
