Time and time again, I am presented with a situation where an investor client of mine is interested in acquiring a property that is being utilized, in whole or in part, for residential purposes. During their due diligence period, I always recommend that the real estate investor should determine whether the individuals residing in the property are doing so through a lease arrangement.

The reason why it is so important to confirm that a lease arrangement exists is because there is a significant difference in obtaining possession of the property through the eviction as opposed to ejectment proceedings.
