              For the past 10 years I have focused my practice on the valuation of special purpose real estate, which
              commonly sell as part of a business combination including the real estate asset, as well as an intangible
              business enterprise and personal property component, such as machinery and equipment, or FF&E.  These
              property types are an important valuation specialty that require expertise in not only real estate, but also in
              business valuation and machinery/equipment valuation.
              These properties are designed and built for specific business functions and often do not lend themselves to
              conversion to alternate uses. And the value of real estate is dependent on the health of the business to which
              it is associated.
              The value of the real estate, as well as the value of the business enterprise and all tangible personal property
              are effectively intertwined and interdependent.  Thus, the valuation of both the business and the real estate
              requires an inter-disciplinary, as opposed to even a multi-disciplinary approach, in which real estate and
              business appraisers work independently to value each component.
