    In recent months, the Pennsylvania Superior Court issued three important decisions regarding the rights of property owners and lenders in mortgage foreclosure proceedings. The court's decisions touch on several key areas, such as the true definition of a property owner, the rights of lenders seeking to foreclose on a mortgage endorsed in blank and the need for evidence when imposing an equitable lien against a common party's interest in a property.

    Dependent on Child Support in Dependency

    It is widely known that it is public policy is to ensure children receive the support they need from their parents. In the vast majority of cases, a child support obligation terminates when a child reaches the age of majority (age 18) or graduates from high school, whichever is later, however, the Superior Court of Pennsylvania, in the recent matter of Somerset County Children and Youth Services v. H.B.R., 155 A.3d 627 (Pa. Super. 2017), has addressed the atypical situation when a child reaches the age of majority yet still remains subject to a dependency order.

It may not be your job title, but if you are a lawyer, auditor, doctor, HR business partner, manager, executive, etc., a big part of your job is investigatory, requiring you to arrive at well-reasoned, fact-based, modern decisions, guidance or recommendations. You regularly make searching, systematic inquiries based on examination of relevant facts, data and information. How do you determine what is relevant when you investigate? It's likely that you unconsciously select or rely too heavily on information you already agree with and pay little or no attention to data that conflicts with your beliefs.
